Allston is one of Boston's most energetic neighborhoods, set between Boston University, Harvard's Allston campus, and the Charles River. It's known for its busy main streets, its mix of longtime residents, students, and young professionals, and quick access to downtown and Cambridge.
Condos make up most of the homes for sale in Allston, followed by two- to four-family homes. Single-family homes are rare, with only a few on the market at a time. Many condos sit in low-rise and mid-rise buildings or converted multi-families, and two-bedroom units are the most common layout. Multi-family homes here are mostly two- and three-families built in the late 1800s and early 1900s.
Allston Village, centered on Harvard Avenue and Brighton Avenue, is full of restaurants, music venues, and local shops. Lower Allston, closer to the Charles River and Harvard's campus, has a quieter, more residential feel. Streets near Commonwealth Avenue put you right along the Green Line.
Recent condo listings have ranged from about $350,000 to $1.35 million, with most between about $420,000 and $625,000. Two- to four-family homes have listed from about $1.3 million to $2.7 million. With so few single-family homes for sale, their prices vary widely.
The Green Line's B branch runs along Commonwealth Avenue, and the Boston Landing Commuter Rail station sits just over the line in Brighton. The Mass Pike runs along the neighborhood's northern edge, and Cambridge is a short trip across the river.
Buyers choose Allston for condo prices well below many neighborhoods closer to downtown, steady rental demand from nearby universities, and a walkable neighborhood with easy access to the rest of the city.
What types of homes are for sale in Allston?
Mostly condos and two- to four-family homes. Single-family homes come up only occasionally.
Is Allston a good place to buy a rental property?
Many buyers purchase in Allston for its rental demand from nearby universities. Ask for current leases and rent rolls with any multi-family you consider.
Is Allston the same as Brighton?
They're often grouped together as Allston-Brighton, but they're separate neighborhoods. Allston sits to the east, closer to Boston University and Harvard's campus.
How do I get downtown from Allston?
Most residents take the Green Line B branch, the Commuter Rail from nearby Boston Landing, or the Mass Pike.
