Condos are the most common home for sale in Allston, and they're one of the more affordable ways to own in a Boston neighborhood this close to downtown, Cambridge, and the city's universities.
Most Allston condos are in low-rise and mid-rise buildings, along with units in converted two- and three-family homes. Two-bedroom condos are by far the most common, and most units fall between about 740 and 1,070 square feet. Elevator buildings are less common here, so expect plenty of walk-ups. Many listings highlight in-unit or shared laundry, private decks, and updated kitchens.
Recent listings have ranged from about $350,000 to $1.35 million, with most between about $420,000 and $625,000. Two-bedrooms have typically listed around $480,000, and three-bedrooms around $615,000.
Most monthly condo fees fall between about $400 and $635. Nearly every building's fee covers water, sewer, master insurance, and snow removal, and about two-thirds also include heat and hot water, which can make monthly costs more predictable through Boston winters. Just under half of Allston condos for sale include parking, so if you have a car, filter for it early.
Ask for the association's budget, reserve fund, and any recent special assessments. If you plan to rent the unit out, review the condo documents for rental restrictions, and ask about pet rules if you have one.
First-time buyers like Allston for its lower entry prices, and investors like its steady rental demand. Everyone benefits from the Green Line, the shops and restaurants on Harvard Avenue, and an easy commute to downtown.
Do Allston condos come with parking?
Just under half do. Parking is usually a deeded or assigned space, so confirm it in the listing.
Do condo fees include heat?
In about two-thirds of buildings, yes. Heat and hot water are often included along with water, sewer, and insurance.
Can I rent out my Allston condo?
It depends on the condo documents. Some associations limit rentals, so review them before you make an offer.
Are there elevator buildings in Allston?
A few, but most Allston condos are in walk-up buildings.
