Allston's multi-family homes sit in one of Boston's busiest rental areas, surrounded by Boston University, Harvard's Allston campus, and easy transit to downtown. For buyers who want to live in one unit and rent the rest, or build a rental portfolio, it's a neighborhood worth a close look.
Most Allston multi-families are two- and three-family homes built between the 1880s and early 1900s. Two-families come in both up-and-down and side-by-side layouts, and many three-families stack one unit per floor. More than half of recent listings include off-street parking, which is a real advantage in this part of the city. Many are sold with tenants in place.
Recent two- to four-family listings have ranged from about $1.3 million to $2.7 million. Two-families have typically listed around $1.55 million, and three-families around $2 million. Ask for current leases and a rent roll with every property you consider.
Since most of these homes are over a century old, pay close attention to the roof, heating systems, electrical, and porches during inspection. Boston requires rental units to be registered with the city, and it also limits how many undergraduate students can share one unit, so check current city rules before you plan your rentals. If you'll live in one unit, talk with a lender about owner-occupant financing for 2-4 unit homes.
Buyers choose Allston multi-families for steady rental demand from students, university staff, and young professionals, along with Green Line access and a location minutes from Cambridge and downtown.
Can I live in one unit and rent the others?
Yes. Many buyers do, and owner-occupant loans can be used for 2-4 unit homes. A lender can confirm the requirements.
Do Allston multi-families come with tenants?
Many do. Existing leases usually stay in place after the sale, so review each one with your attorney before closing.
Do these homes have parking?
More than half of recent listings include off-street parking. Confirm the number of spaces in each listing.
Are there rules for renting to students?
Yes. Boston limits how many undergraduates can live in one unit. Check the City of Boston's website for current rules.
