Lynn is one of the best places on the North Shore to buy a multi-family home. The city has a large supply of two- and three-family houses, and prices are often lower than in towns closer to Boston. For many buyers, a Lynn multi-family is a way to own a home and earn rental income from the same property.
Most multi-family homes in Lynn were built between the late 1800s and the 1930s. Many are classic up-and-down two- and three-family homes, with one full unit on each floor. These layouts give each unit its own living space, and many have front porches, separate utilities, and off-street parking. You'll also find a smaller number of side-by-side two-families, a few newer two-families, and larger apartment buildings for experienced investors.
Multi-family homes are spread across Lynn, but you'll see the most of them near downtown, in the Highlands, and in East Lynn, mainly in the 01902 zip code. West Lynn, near the Saugus line, has more two- and three-family homes on quieter residential streets. The Diamond District, near the shore, also has some large older homes that have been converted into multiple units.
Recent listings give a good sense of the market. Two-family homes listed from about $550,000 to $1.2 million, with the highest prices for new construction. Three-family homes mostly listed from about $850,000 to $1.2 million. Buildings with four to six units listed from about $1.3 million to $1.8 million, and larger apartment buildings sold as investment properties listed for several million dollars.
Buyers who live in one unit can use rent from the other units to help pay the mortgage, which can make owning a home more affordable. Owner-occupants buying a two- to four-unit home may also qualify for low down payment loan programs. Renters are drawn to Lynn for its beaches, Lynn Woods, and commuter rail service into Boston, which helps keep demand for rental units steady.
How much does a two-family home cost in Lynn, MA?
Recent two-family listings ranged from about $550,000 to $1.2 million. Condition, location, and parking all affect the price.
Can I live in one unit and rent out the others?
Yes. This is one of the most common ways buyers use a Lynn multi-family. Living in the home may also help you qualify for owner-occupant loan programs.
Which parts of Lynn have the most multi-family homes?
You'll find the most near downtown, in the Highlands, and in East Lynn, with more in West Lynn and the Diamond District.
Are Lynn multi-family homes mostly older?
Yes. Most were built before 1940, so a home inspection and a close look at the heating, electrical, and roof are important. A few newer two-families are available too.
