Few places in Massachusetts put you closer to the water than Gloucester. The city wraps around a busy working harbor and the open Atlantic, with the Annisquam River and its marshes running through the middle of Cape Ann. That gives buyers a lot of ways to live near the water, from a harbor-view condo you can walk home to after dinner to an oceanfront home with its own frontage.
Magnolia and Bass Rocks are home to some of the city's most dramatic ocean-view properties, often on rocky shoreline with long views to the horizon. East Gloucester and Rocky Neck look across the harbor at the downtown waterfront, and some listings there come with dock or mooring access. Annisquam, Lanesville, and the Wingaersheek area face the Annisquam River and Ipswich Bay, where buyers find river frontage, marsh views, and quick access to sandy beaches.
Current listings include ocean, harbor, river, and marsh views. A smaller number offer true frontage, and a few include docks, moorings, or deep-water access for boaters. Condos make up a large share of the water-view market, which gives buyers a lower-maintenance way in. Recent MLS listings show:
Prices change with the type of view, frontage, and boating access, so it pays to know exactly what a listing includes.
Buyers here get a real harbor town, not just a summer spot. Fishing boats still come and go, the beaches are minutes away, and restaurants and galleries line the waterfront year-round. Route 128 and the MBTA Rockport Line keep Boston within reach, so many owners live here full-time.
What's the difference between waterfront and water-view?
Waterfront means the property touches the water, such as ocean, harbor, or river frontage. Water-view means you can see the water from the home but don't own frontage. Listings will note which one applies.
Do any Gloucester listings come with a dock or mooring?
Some do. A handful of current listings mention dock or mooring access, mostly along the harbor and the Annisquam River. Moorings in Gloucester are permitted through the city's Harbormaster, so confirm what transfers with the property.
Will I need flood insurance?
It depends on the property's flood zone. Many waterfront homes sit in a flood zone and need coverage, while some water-view homes on higher ground don't. Ask for the flood zone and an insurance quote early in your search.
Are there water-view condos in Gloucester?
Yes. Condos make up about half of the current water-view listings, including units on Rocky Neck and near downtown with harbor views.
