Back Bay is one of Boston's most recognizable neighborhoods, known for its rows of Victorian brownstones, the tree-lined Commonwealth Avenue Mall, and the shops of Newbury Street. Built on filled land in the 1800s, it sits between the Charles River and the South End, with the Public Garden on its eastern edge.
Condos make up about 9 in 10 homes for sale in Back Bay. They range from units inside converted brownstones and rowhouses to modern high-rise towers with full-time staff. A small number of single-family townhouses come up each year, most built between the 1860s and 1890s, along with a handful of multi-unit brownstones.
Beacon Street, Marlborough Street, and Commonwealth Avenue hold most of the neighborhood's classic brownstones, with homes on the water side of Beacon Street often looking out over the Charles River. Newbury and Boylston Streets mix retail with residences above. Near Copley Square and the Prudential Center, you'll find newer towers with amenities like concierge service, fitness centers, and garage parking.
Back Bay covers a wide range. Recent condo listings have typically fallen between about $800,000 and $4.8 million, with studios and one-bedrooms starting well below that and penthouses reaching close to $20 million. Single-family townhouses have listed from about $3 million to over $30 million.
Back Bay is one of the most connected neighborhoods in the city. The Green Line stops at Arlington, Copley, and Hynes, and Back Bay Station offers the Orange Line, Commuter Rail, and Amtrak. Downtown, the Seaport, and Cambridge are all a short ride away, and many residents walk almost everywhere.
Buyers choose Back Bay for its historic architecture, walkability, the Charles River Esplanade and Public Garden nearby, and a central location that makes a car optional.
